We choose the right people

We work diligently to select the right tenant for your asset.

Prospective tenants are required to submit written offers for lease. We take the time to review each application and perform a thorough screening test including credit checks, references and other credentials. Once a tenancy proposal has been agreed, your preferred solicitor is notified to prepare all relevant documentation including Lease and Disclosure Statements, which are required under the Retail Leases Act.

At Wilson Commercial our customer service is second to none. Our team of trained, passionate professionals provide a comprehensive service covering all types of commercial property.

Flawless payment systems

Rent collection is seamless as tenants are given a choice of payment methods, including electronic, cheque, bank cheque or money order. Rental income is then deposited straight into your nominated bank account.

Communication is key

Your dedicated asset manager will be on hand to provide regular communication. Anything you need is just an email or phone call away. Our asset managers are supported by our management, accounts, leasing and administrative staff, meaning they are free to actually manage your investment.

Past due payments

If rent payments are overdue, we'll chase it up with regular reminders. We seek to resolve any issues in the early stages to reduce cost and inconvenience to tenants and our clients. The majority of disputes can be mitigated by our professional asset managers, who have the experience and know-how to deal with any issues.

Detailed inspections and reviews

We provide routine inspections to ensure the property is being looked after and assess any maintenance required. Rental reviews take place in accordance with provisions of the lease – whether it is a fixed percentage, CPI or market rent review.

Security in the bank

We require a security deposit of 3.3 months' rent at a minimum. In accordance with the Retail Leases Act, this is held in an interest-bearing account in the joint names of the agent and Lessee, for the duration of the tenancy. The Lessee is entitled to any interest accrued on these funds.

Maintenance

Our black book of local tradespeople will respond quickly and professionally to any maintenance issues that arise. All repairs that are carried out on your behalf are paid for by the rental income held in trust and detailed in your monthly statements. We recommend our clients give us authority to attend to repairs up to $2,000 + GST so that we can deal with emergency repairs without delay.

Insurance

Now more than ever it is essential your major asset is adequately insured. You will need to consider building and contents insurance, public liability cover and protection from loss of rent. In the case of most nett leases, the tenant bears the cost of the building insurance, however we require all our tenants to have adequate business, contents and public liability cover of their own. We have a number of insurance brokers who can offer appropriate cover to our clients and ensure you have peace of mind.

Essential services

Essential services must be regularly maintained to meet Victorian building regulations. An Annual Essential Safety Measure Report must be completed, and local council actively inspect buildings issuing on-the-spot fines for non-compliance. Our team of service contractors are available for this purpose.

Funds

Our dedicated Trust Account Manager ensures funds are handled promptly and efficiently. As soon as rental funds are cleared each month, the funds are released to you. We prepare a detailed monthly rental statement for your property, ensuring all legislative requirements relating to the handling of trust money are met. We are able to make payments on your behalf from income collected for outgoings such as council rates, water rates, building insurances, body corporate fees and repairs.

Adam sets the benchmark for personal service and is available for his clients at all times day or night, even while travelling. He has many friends who are clients that have followed him since he began, which is a testament to his caring nature.
